INVESTIKA, investiční společnost a.s. is a Czech investment company that operates in several European countries as part of its real estate fund – including the Czech Republic, Poland, Croatia, and Spain.[1] At the end of 2023, it employed approximately 60 people.[2]

In 2023, it ranked among the three largest independent investment firms in the Czech capital market due to its volume of assets in managed funds. The company currently manages funds for more than 82,000 clients.[2]

INVESTIKA manages and administers investment funds. In 2020, its licence was broadened to include the provision of investment services and, two years later, the provision of standard fund services.[2]

History

INVESTIKA was founded in Prague on 22 May 2014. It began operating in 2015, when the Czech National Bank (ČNB) granted it a licence to manage and administrate investment funds on the Czech market.[2] The INVESTIKA real estate fund became its first investment fund and flagship offering, focusing on commercial real estate.[3]

In February 2016, its online portal Moje INVESTIKA (My INVESTIKA) was launched, a platform through which clients and investment brokers can monitor the progress of their investments. In August of the same year, the real estate fund made its first acquisition. The portfolio included two Pekařská Office buildings in Prague 5. The fund saw a yield of 5.68% that year.[3]

During 2017, the real estate fund acquired a total of nine regional properties in succession (mainly office buildings) and by the end of year had achieved the milestone of 1 billion CZK of managed assets. In 2018, INVESTIKA expanded its fund with the addition of a new product – The DYNAMIKA qualified investor fund, aimed at financing exclusive development projects. A year later, the company was managing 5 billion CZK of assets. The acquisition of the Galerie Butovice shopping centre in Prague 5, among others, contributed to this growth.[3]

The fund acquired its first foreign property in 2021, when it purchased the Szyperská Office Center in Poznań, Poland. The same year, INVESTIKA’s client base surpassed 50,000 individuals.[3]

In 2022, the INVESTIKA real estate fund became the largest non-bank real estate fund for small investors in the Czech Republic and Slovakia.[4] The same year, the company’s product portfolio expanded with the launch of its MONETIKA cash fund, the yield of which is tied to the Czech National Bank’s key interest rate (two-week repo rate).[5] By the end of 2022, its managed assets exceeded 17 billion CZK, with 61,000 clients having put their money into INVESTIKA investment funds. Towards the end of the year, the company also completed its largest acquisition in Poland, when it acquired the Face2Face Business Campus in Katowice.[6]

In 2023, its portfolio was supplemented by two further investment funds – the EFEKTIVA stock market fund and the EUROMONETIKA deposit fund.[3] In the first half of the year, INVESTIKA reached 20 billion CZK under its management and increased its year-on-year appraised asset value by 41% to 24.2 billion CZK.[1]

The MONETIKA cash fund was launched in September 2022 as an alternative to bank savings accounts and time deposits. In 2023, it recorded a new influx of new investments totalling approximately 3.8 billion CZK, with a yield of 6.32%.

At the start of 2024, the company introduced its EUROMONETIKA deposit fund for euro investors. Its performance is tied to the European Central Bank deposit rate. Due to its UCITS European licence, it is subject to the strictest fund regulation.[7]

The EFEKTIKA stock market fund was launched in October 2023.[8] This fund is suitable for clients interested in stock market investments. The fund’s aim is to achieve an appreciation equivalent to that of the American S&P 500 stock index. In 2023, it achieved an appreciation of 13.94% and in June 2024, it reached 100 million CZK under its management. As with EUROMONETIKA, this fund is also UCITS licensed and thus subject to strict fund regulation.[8]

The DYNAMIKA fund for qualified investors recorded a yield of 6.12% in 2023 and its fund capital reached 1.6 billion CZK by the end of the same year.[3]

INVESTIKA real estate fund

The INVESTIKA real estate fund is INVESTIKA’s oldest and largest investment fund. Since 2022, it is the largest non-bank real estate fund for retail investors in the Czech Republic and Slovakia. The fund has both Czech crown and euro classes. In 2022, it recorded its second highest investment influx in its history, totalling 3.8 billion CZK, taking the overall volume of managed assets to 17.2 billion CZK. This year, the fund achieved an annual appreciation of 7.05%.[2]

The investment fund’s portfolio properties are mainly located in four countries: the Czech Republic (Prague, Písek, Liberec, Pilsen, Lipno nad Vltavou, Koloděje nad Lužnicí), Poland (Katowice, Gdynia, Poznań, Warsaw, Skarbimierz), Croatia (Savudrija, Fažana), and in Spain (Mallorca).[9] By the end of 2023, the total value of properties within the fund amounted to nearly 18 billion CZK.

The portfolio also includes the MOLO Lipno project, which is financed by the DYNAMIKA fund for qualified investors. In 2022, the project finished first in the BEST of REALTY 2022[10] larger residential properties category, as well as receiving the Architects’ Professional Award for its original urban and architectural design.[11]

Since 2022, the company has implemented an ESG strategy, focusing on sustainability within its portfolio and introducing measures to reduce its buildings’ energy use and carbon footprint, such as installing solar panels at Galerie Butovice. As a result, INVESTIKA ranks as a ‘light green’ fund, according to Article 8 of the EU SFDR regulation. Such funds are characterised by their environmental and social initiatives. Moreover, the fund is gradually pursuing BREEAM-In-Use international environmental certification, which affirms the low impact of these buildings on the environment.[12]
